A premier mixed-use development comprising two luxury residential towers totaling 450 units, extensive retail space, and a private marina, transforming a former industrial brownfield site into a vibrant coastal community.
Project Overview The Harbourfront Residences project represents a landmark achievement in urban regeneration and coastal engineering. Located on a prime waterfront site that was previously underutilized industrial land, this complex required extensive environmental remediation before construction could begin. The vision was to create a high-end residential and lifestyle hub that connects the city to the water.
Scope of Work The project was delivered in a phased approach over a 36-month construction schedule. The scope included:
Marine Works: Dredging the marina basin, constructing a new concrete quay wall, and installing floating docks for 150 vessels.
Foundations: Due to the high water table and variable soil conditions, deep foundation systems (auger-cast piles) were required for both 30-story towers.
Superstructure: The towers utilize a post-tensioned concrete frame system, chosen for its efficiency in spanning large residential floor plates and its speed of construction.
Façade: A complex unitized curtain wall system with high-performance glass was installed, designed to withstand coastal wind loads while maximizing natural light and views.
Site Development: Creation of a 2-acre public waterfront promenade, landscaped podium gardens, and 50,000 sq. ft. of ground-floor retail space.
Engineering Challenges & Solutions The most significant challenge was the aggressive marine environment. The construction team implemented specialized corrosion-inhibiting admixtures in all concrete mixes for structural elements near the water. Furthermore, the basement waterproofing system required redundant layers and hydrostatic pressure testing to ensure long-term integrity against rising tides.
The logistics of operating two large tower cranes on a constrained site, adjacent to an active waterway, required meticulous planning and coordination with local maritime authorities.
Sustainability & Impact The project achieved LEED Gold certification. Key sustainable features include a district cooling system tie-in, rainwater harvesting for irrigation of the extensive landscaping, and the use of locally sourced, recycled materials for the hardscaping. Harbourfront Residences has become a catalyst for further revitalization in the district, significantly increasing property values and providing a new public amenity for the city.
