Urban Catalyst: The Wynyard Innovation Hub
A landmark 6-story commercial office and innovation center in the heart of Auckland’s Wynyard Quarter. This project required complex structural engineering to achieve a modern, open-plan design.
This high-profile project serves as a cornerstone for Auckland’s growing technology and innovation precinct. The construction of the Wynyard Innovation Hub demanded precision, innovative logistics, and a deep commitment to sustainable building practices. The result is a state-of-the-art facility that fosters collaboration while meeting the rigorous demands of modern urban infrastructure.
Key Challenges & Solutions:
Structural Complexity: The design featured large, open-plan floor plates with minimal internal columns to maximize flexibility for tenants. To achieve this, we utilized a hybrid system of structural steel frames and post-tensioned concrete slabs, requiring complex coordination and temporary propping during construction.
High-Performance Façade: The building is wrapped in a complex, unitized curtain wall system with integrated vertical aluminum fins for solar shading. This façade is critical to the building's 5-Star Green Star rating. The installation required millimeter-perfect precision to ensure alignment and weather tightness in Auckland's coastal environment.
Constrained Urban Site: Located in the busy Wynyard Quarter, the site had extremely limited laydown space. We implemented a strict 'just-in-time' delivery schedule for all materials, including the large precast concrete panels and steel sections, utilizing tower crane operations to manage logistics efficiently without disrupting neighboring businesses.
Sustainability in Action: As a Green Star project, waste minimization, material sourcing, and energy efficiency during construction were paramount. We achieved over 90% construction waste diversion from landfill and implemented strict controls for air and water quality on site.
Complex Services Integration: The fit-out included advanced building management systems, smart lighting, and exposed services, requiring careful 3D modeling (BIM) and coordination between all trades to avoid clashes and ensure a flawless finish.
