This flagship Auckland development required a construction partner capable of executing intricate marine works while simultaneously delivering high-end commercial and hospitality spaces. The Orakei Bay Village project revitalized a neglected stretch of the Orakei Basin, creating a vibrant community hub that celebrates its industrial history.
Key Challenges & Solutions:
Complex Marine Structures: The core of the project was the construction of extensive new timber boardwalks and floating pontoons. This required precise marine piling and structural steel framing to withstand tidal forces, creating safe public access directly over the water.
Heritage Conservation: The existing 1940s industrial buildings were preserved and strengthened. We managed the delicate process of seismic upgrading and façade restoration, blending original brickwork with modern glazing and cedar cladding to create unique retail and dining tenures.
Logistics and Access: Situated on a constrained site between the Orakei Basin and a busy rail corridor, site access was extremely limited. We implemented a strict logistical plan, utilizing barge access for heavy marine materials and coordinating all construction traffic to minimize disruption to neighbors and the adjacent Hobson Bay Walkway.
Public Realm Integration: The project was designed to connect the community to the water. We constructed expansive Kwila hardwood decks, integrated public seating, and installed specialized low-impact lighting that enhances the waterfront experience without disturbing the local ecology.
Civil and Site Works: The entire civil infrastructure was upgraded, including new stormwater management systems designed to protect the water quality of the basin, and the creation of landscaped parking areas featuring native planting.
